The HDB have some strict rules regulating the subletting of units:

• You must be a Singapore citizen;
• You must complete the minimum occupation period of 3 years if you did not get a CPF grant and bought the unit before Aug 30, 2012 or 5 years otherwise;
• It is your responsibility to make sure your tenants are eligible (see criteria above);
• You may not have more than 4, 6, and 9 tenants if you own a 1/2-room, 3-room, 4-room+ unit respectively;
• Your tenants must be legally residing in Singapore;
• Your tenants cannot sublet;
• The minimum rental period is 6 months and the maximum is 3 years;
